1. The service

Broky ("the Service", "we") is a property-market intelligence platform. It aggregates, organizes and visualizes publicly available records — building permits, planning and zoning decisions, public tenders, property auctions and servicer listings, company registries and statistical indices — from official sources in Greece and the United States, and presents them as map-based "signals". The Service is informational only.

Broky republishes public records as published by their sources. Records can be incomplete, delayed, superseded or mis-stated at the source, and automated processing (parsing, geocoding, classification) can introduce errors. Nothing on the platform is a legal certificate, a land-registry extract, a valuation, or legal, investment or tax advice.

The Service — its software, design, structure, and the selection/arrangement of its database — is our property or licensed to us (EU database right, sui generis, applies to the compiled database). Underlying public records remain subject to their own terms and licences (e.g. CC-BY 4.0 for ΚΗΜΔΗΣ, ODC-BY 1.0 for ΓΕΜΗ). We claim no ownership over official public records.

6. Availability

The Service is provided "as is" and "as available", without warranties of any kind, express or implied, including fitness for a particular purpose, accuracy or uninterrupted operation. Sources may change or become unavailable; features may change during the early-access period.

7. Liability

To the maximum extent permitted by law, we are not liable for indirect, incidental, special or consequential damages, or losses resulting from decisions made in reliance on the Service. Our total aggregate liability is limited to the amounts you paid us in the twelve months preceding the claim (or €100 if you paid nothing). Nothing limits liability for wilful misconduct or gross negligence, or any liability that cannot be limited by law.

8. Termination

You may stop using the Service and delete your account at any time. We may terminate or suspend access for breach of these terms with notice where practicable. Sections 3–7 and 9 survive.

9. Governing law & disputes

These terms are governed by the laws of Greece. Exclusive jurisdiction: the courts of Athens, Greece — without prejudice to mandatory consumer protections of your country of residence (EU consumers may also use the EU ODR platform).
