Terms of Use
1. The service
Broky ("the Service", "we") is a property-market intelligence platform. It aggregates, organizes and visualizes publicly available records — building permits, planning and zoning decisions, public tenders, property auctions and servicer listings, company registries and statistical indices — from official sources in Greece and the United States, and presents them as map-based "signals". The Service is informational only.
2. Accounts
- You must provide accurate registration information and keep your credentials confidential. You are responsible for activity under your account.
- Each sign-in is for one person. A Team workspace may pool plan seats and AI credits among invited members; each member's saved chats, alerts and contacts remain private unless a future sharing feature explicitly says otherwise.
- Your verified sign-in addresses are bound as aliases of your immutable authentication identity. A verified email change preserves the same account; a later, different identity cannot use a recycled address to access prior account data.
- We may suspend accounts that violate these terms or endanger the Service.
2A. Referral credits
- A referral link may save a pending first-party touch in your browser. It is not attributed to your account unless you accept the displayed referral offer; declining clears it and does not limit your access to Broky.
- Referral attribution is first-touch and normally lasts 30 days. It is available only to new customers and one referrer may be attributed per customer.
- The reward, cap and hold terms shown when the referral is attributed are recorded for that referral. A payment becomes eligible only after the displayed refund hold (normally 30 days), not merely on registration. The programme is unavailable unless the required payment-reversal controls are enabled.
- Each side's active billing workspace is recorded at attribution. Credits are shared with members of that workspace, remain with it if membership later changes, have no cash value, and cannot be moved to another workspace. Referrals within one billing workspace are prohibited.
- Rewards are subject to the displayed cap. Self-referrals, disposable accounts, coordinated account creation and other abuse are prohibited.
- We may review, deny or reverse rewards connected to fraud, refunds, disputes or chargebacks. We may change or close the programme prospectively; valid already-attributed referrals remain eligible under their recorded offer unless they violate these terms.
3. Data & accuracy — important
- Verify before acting. Always confirm any signal against the official source (each signal links to it) before making legal, financial or commercial decisions.
- Map placements can be approximate (marked accordingly) — e.g. municipality-level positions or engineer-drawn sketch coordinates.

4. Acceptable use
You agree not to:
- scrape, bulk-download, or systematically extract the Service's data or database, or circumvent authentication, rate limits or technical protections;
- resell, sublicense or redistribute the Service or substantial parts of its database without our written agreement;
- use the Service to harass, profile or target private individuals, for unsolicited marketing contrary to law (including Greek law 3471/2006 and GDPR), or for any unlawful purpose;
- use the Service to build a competing dataset or to train models on our compiled database without written agreement;
- interfere with the operation or security of the Service.
5. Intellectual property
The Service — its software, design, structure, and the selection/arrangement of its database — is our property or licensed to us (EU database right, sui generis, applies to the compiled database). Underlying public records remain subject to their own terms and licences (e.g. CC-BY 4.0 for ΚΗΜΔΗΣ, ODC-BY 1.0 for ΓΕΜΗ). We claim no ownership over official public records.
6. Availability
The Service is provided "as is" and "as available", without warranties of any kind, express or implied, including fitness for a particular purpose, accuracy or uninterrupted operation. Sources may change or become unavailable; features may change during the early-access period.
7. Liability
To the maximum extent permitted by law, we are not liable for indirect, incidental, special or consequential damages, or losses resulting from decisions made in reliance on the Service. Our total aggregate liability is limited to the amounts you paid us in the twelve months preceding the claim (or €100 if you paid nothing). Nothing limits liability for wilful misconduct or gross negligence, or any liability that cannot be limited by law.
8. Termination
You may stop using the Service and delete your account at any time. We may terminate or suspend access for breach of these terms with notice where practicable. Sections 3–7 and 9 survive.
9. Governing law & disputes
These terms are governed by the laws of Greece. Exclusive jurisdiction: the courts of Athens, Greece — without prejudice to mandatory consumer protections of your country of residence (EU consumers may also use the EU ODR platform).
10. Changes & contact
