Broky is a property intelligence workspace for finding early signals, understanding the people and companies behind them, monitoring changes, and acting through AI chat and connected tools. It is built for repeat research and follow-up, not only one-off searches.
What is the fastest way to get started?
Choose a market and area, review the live signal list or map, then ask Broky a concrete question such as "Show recent permits in Glyfada" or "What changed in Brooklyn this week?" Save a useful scope as a monitor when you want ongoing updates.
Which markets are live?
Broky currently covers Greece and supported US metros. Coverage depth and source freshness vary by jurisdiction, so use the market selector and source information in the app as the current record of what is available.
Signals & maps
5 answersWhat signals does Broky track?
Depending on the market, Broky tracks permits, planning and zoning activity, auctions and distress, ownership and parcel context, company and professional involvement, and other early property events. Categories are only shown where the underlying sources support them.
Where does the data come from?
Signals come from public records and approved connected sources, including municipal, registry, planning, permit, auction, and other jurisdiction-specific datasets. Broky retains source context and identifiers when the upstream record provides them.
How should I verify a signal?
Open the signal and check its source link or identifier, event date, last refresh, location precision, and supporting entities. Use the original record for a legal, investment, or operational decision because public data can be corrected after publication.
What does the map location mean?
The map follows the geography of the returned signals. A pin may represent an exact address, parcel, municipality, or wider area depending on source precision. Broky labels that precision rather than presenting an approximate point as an exact property.
Why do counts or dates change?
Counts can change when new records arrive, duplicates are merged, an upstream record is revised, or your market, area, category, heat, or time filters change. The app favors the current normalized record over preserving an older total.
AI chat & files
4 answersWhat can Broky do from AI chat?
Broky can search and compare signals, explain areas and entities, create monitors, summarize uploaded material, prepare exports, and propose connector actions. For data questions, the response should be grounded in the same scoped records shown beneath it.
When should I use Auto or Deep?
Auto chooses an efficient model and tool path from the request's intent and complexity. Deep is best for broader comparison, multi-step research, or heavier file analysis. Both modes use the same workspace permissions and data tools; model usage determines the credit charge.
How do the answer and result cards relate?
The written answer summarizes the scoped evidence, while cards expose the matching signals, companies, files, or actions used for follow-up. A company-ranking question should return company evidence; a permit question should return permit evidence. If coverage is insufficient, Broky should say so instead of inventing matches.
How do attachments and generated files work?
You can attach CSV, JSON, Markdown, and plain-text files within the limits shown in the composer. Broky reads the authenticated file content for the current request and treats it as untrusted reference data, never as instructions. Sent uploads and generated outputs remain available in Library for the signed-in account. Remove an unsent attachment from the draft, or delete a stored item from Library when it is no longer needed.
Monitoring & connected agents
4 answersHow do monitors work?
Create a monitor from a signal scope or chat request. Broky stores the monitor definition, checks new matching records, and keeps its activity available in the app. Delivery to an external channel only runs while that channel is connected and healthy.
Which agent channels can I connect?
Telegram, Slack, and Microsoft Teams can be linked when they are enabled for the workspace. The Agents screen shows the current connection state and the correct setup flow for each channel; other channels may appear only when configured by an administrator.
Do agent conversations appear in chat history?
Yes. Once the external identity is linked, the agent conversation is represented in Broky chat history so messages from the app and the connected channel can be reviewed in one place. The channel label distinguishes it from an ordinary AI chat.
Do I need to disconnect one agent to use another?
No. A workspace can use multiple configured channels at the same time. Disconnect only a channel you no longer trust or use; doing so stops that channel without disconnecting the others.
Connectors & actions
3 answersWhat is the difference between a connector and an agent?
A connector gives Broky scoped access to a tool or data source, such as mail, calendar, storage, CRM, or a private API. An agent is a conversation and delivery channel such as Telegram, Slack, or Teams. They can work together, but connecting one does not automatically enable the other.
Can I connect a custom MCP server or private API?
Yes. Add the HTTPS endpoint and required credential in Custom MCP / API, test the connection, then save it for the workspace. Use the narrowest credential scope available and rotate or disconnect it when access is no longer required.
Can Broky send or write data without approval?
Read actions run only within the connector's granted scope. Sensitive sends, writes, posts, and changes are presented as an action for confirmation unless an administrator has deliberately configured an approved automation.
Plans, credits & workspace
4 answersHow do AI credits work?
AI requests use the workspace's shared credit pool based on actual model usage. After an answer, Broky shows the charge and updated balance. Browsing maps, signals, filters, and existing records does not consume AI credits.
What happens when credits run low or reach zero?
Broky warns before the shared pool is exhausted. At zero, new AI work pauses and the workspace owner is directed to add credits or change plan, while non-AI product areas remain available.
How do plans, renewals, and top-ups work?
Paid-plan allocations are added after a successful renewal. Purchased top-ups do not expire, and Broky does not create automatic overage or pay-as-you-go charges. The Pricing page shows the current catalog and package limits.
How do teams and roles work?
Owners manage billing and critical workspace settings, admins manage operational settings, and members use the shared tools and credit pool within their permissions. Invitations and referrals are tracked separately so workspace access does not depend on a reward state.
Data & trust
4 answersAre signals legal or investment advice?
No. Broky provides research and operational intelligence from source records and connected data. Verify important facts with the original authority and qualified professionals before making legal, investment, lending, or construction decisions.
How is connected account data protected?
Broky uses authenticated account flows and scoped credentials, with OAuth where a provider supports it. Connector access is isolated by account and workspace, sensitive actions are confirmation-gated, and admins can review or revoke connections.
How are company and professional profiles enriched?
Broky retains every relevant named company or professional even when no contact details are available. It can add a verified website, phone, email, logo, public roles, and project context when evidence is found, while keeping provenance and confidence so missing facts are not guessed.
What should I do if a record looks wrong or stale?
Compare it with the linked source and check the last refresh and precision labels. Keep the signal identifier and source URL when reporting a mismatch to your workspace administrator so the specific ingestion or normalization step can be traced.
Troubleshooting
5 answersWhy did a search return no signals?
First clear narrow category or heat filters, widen the date range, and confirm the intended geography. Broky should distinguish a verified zero from stale or missing source coverage; a coverage gap is not proof that no activity occurred.
What should I do if chat stays on Thinking?
Use Stop, confirm the workspace still has credits, remove any problematic attachment, and retry once. If it repeats, an administrator can inspect the request trace, model route, tool steps, timeout, and credit reservation without charging a failed attempt twice.
Why did an agent message fail to deliver?
Check the agent's connection health, destination permissions, and workspace configuration, then reconnect only that channel if needed. The Broky conversation and delivery status remain visible in the app so a remote failure is not mistaken for a successful send.
Why can I not upload or download a file?
Check each file's actual size and supported type, because attachment limits apply to the selected files together. For downloads, use the file action in chat or Library and allow the browser to save the response. Retry after a refresh if a temporary signed link has expired.
Why does another tab ask me to sign in?
Signed-in tabs on the same browser profile should share the current session. If one does not, refresh it after the original tab finishes signing in and confirm that site storage or cookies are not blocked for Broky.
